Visitor car park

Pls be informed that all visitor should follow the instruction given by the security guard on the car park lot. All visitor should only park at level 4. Any visitor found mispark in other lot, car will be clamped. We had received numerous complaint by owner and resident whereby visitor was found parked at their lot. This has induced much inconvenience to all party.

Please inform the security guard if you've additional lot allocated for your visitor. Be considerate.

New Rubbish Bin



If you guys notice, this is our new bin. Made of stainless steel with the diameter almost doubled the previous one. It is located at the lift lobby starting today.

Guards briefing

Sebiro had arranged a short meeting session between guards and JMB committee yesterday night. Mr Ajitpal managed to give them a briefing on the Do' and Don't to ensure they understand their job scope.



Sebiro also come up with the idea of guards wearing a tag stating the language they're able to understand. So, next time when you wish to talk to them, first look at their tag and converse in that language. Hopefully with this move, we can greatly reduce the problem of miscommunication. I think this is a great initiatives. Is really inovative.


Warranty for Block B

Dear all,

For your information, the warranty period for block B is coming to the end which is on 16 November 2009. Therefore, I'm calling Block B owners to help in facilitate the checking on the common area of block B and identify any area that required rectification.

Management already has their own check list in term checking the structure and any common facilities in Block B. I think we would not mind to give extra hand in this matter. Any cost for the rectification work after the warranty period is under management.

New Security Company

Good news from JMB,

We have finally manage to meet the tenants CV request for change to better security guards.

As such, we have made that change and effective 21st October 2009, DU Security will no longer be serving Changkat View Condominium. They will be replaced by Sebiro Securities who will take office full team by 1st November 2009.

In the interim, Sebiro has provided us 5 guards for day and night shift including a supervisor untill 1st November where we will have 8 day guards and 7 night guards.

Great news to share

Decision made
I know everyone are expecting this to happen. After months of planning, searching, discussing and negotiating, we have come to a conclusion. Existing security com is out. Officially, they will serve 1 month termination notice starting this month. By November, new security company will take over and start operation in CV. Actually, we plan not to reveal the decision until the new company coming in. This is to avoid any unwanted incident occur during this critical and sensitive moment of time. But we have to proceed with plan B.


Reason for delaying
Having said that, I think I need to take this opportunity to explain few things that causes the delayed. Few owners misunderstand by saying no action taken. In fact, it is not an easy task to do. So many things need to take in consideration especially matter that  involved more money and planning for the transition period.

Comply with term and condition
One of the reason is that, we need to comply with the term stating in the contract. We must give 1 month notice. But issuing a termination notice in September is definitely big no-no. So many residents not around whereby no one to monitor them and guards knew that we're terminating them. The condition does not favour our side and very prone to deterioration and becoming worse. We do not want to take the risk.

3 stern warning
We had given them at least 3 chances to improve their service. Obviously, the advise goes to the deaf ear. The 3 notices that given to them required to fulfill the requirement in order to terminate them with valid reason. We handled it professionally though they provided us with worst class of services.

Locating source of income
As we proceed to reduce the maintenance fee, JMB felt the pressure immediately and constantly looking at other possible ways to upgrade existing service and facilities in CV without paying hefty sum of moolah. But on the other hand, we can't compromise on the quality and maintaining quality standard of living. Therefore careful planning is important and making decision without thinking of the consequences is not the ideal way.

Debtors and transfer money
We proceed to settle the debtors list and speed up the transferring of money from developer to JMB account. To do that, another series of lengthy discussion continued and needless to say to do that is another main issue. Delayed in transferring of money is a norm and Plenitude does not make an exceptional case. Till now, we're still pushing them for the transfer and hope that by November everything is settles. We need to make sure we have sufficient money to engage better security company. We paying premium and hope in return we're getting above average services.

Selection of new security company
FYI, we received few quotation frm various companies. Few of it is the recommendation from residents. Getting a reliable company with affordable price is our ultimate aim. If everything goes well this week, I can proudly say, we'll have a group of well-trained Nepalese guards deploy in CV. This is the main requirement we put forward to all company. Based on our experience, we don't trust the locals. But anyhow, we're not saying this company are the best. But hopefully with the 3 month probation period, they'll prove to us they worth the money we spent.

We're taking on step ahead by giving more thought on the other plan in our mind. I know JMB members can't wait to realise each of every single upgrading work. Budget is our main hindrance at this point of time. With the handover of Block D (which will happen anytime soon), we can expect more surprise in the future.

Note: We're actually requested the existing security company not to reveal the decision on termination to their guard. But very likely, the guards were aware of the decision. So, I'm calling all the resident to be more vigilance during the transition period. We're negotiating with the new company hopefully they'll be able to come in early to take over the service before end of the month. So, watch out for more updates.

Resident card is a must

U guys need not worry on the house rule and it is not as what you think. FYI, management does not follow the rules exactly as stipulated in the house rule. They do understand the implementation may causes hindrance to owners. But i don't understand why they come up with it in the first place. This is further explained whereby no owners/occupant are prohibited to utilise the facilities due to the said house rule. We would already have commented on that if the rules are implemented as it.

At the moment, management allows more than 2 guests to use the facilities. And the restriction on which day to use the facilities is also quite lenient. I have checked and confirmed with management.

But 1 thing for sure, all occupants must apply for the resident card in order to use the facilities. I do think all owners should heed the call to apply for the card. This will prevent non resident using the facilities within the premises.

Anyhow there's one thing for you to think about. Try to imagine, if 1 occupant bringing lots of guest at one time to use the facilities such as badminton court, swimming pool, tennis court and gym. I don't think fellow owners would have any chance to use the facilities. So, definitely it is not fair to others owners as we're entitled and given priority to the utilisation of the facilities. Agreed?

But, don't worry, this is just a wild guess and i don't think it will occur anytime soon at least until Block D handover. We will ensure the existing rules and regulation fit the current practice and ensure owners benefit from it most.

Resident card

I'm sure you guys notice the circular on the notice board. This is just to remind you on the implementation. It is stated clearly in the Houes rules which have been provided to all purchasers upon VP.

The rules have been enforced from the date of VP. Following are the details of the rules spell it out in the house rules.

13.0 Common and Recreational facilities

13.1 occupants are required to book for the use of the Recreational facilities at the management office and only Occupant and thier Guests limited to 2 persons shall be entitled to use the Recreational facilities and such facilities shall be used in accordance with these Rules and Regulations which govern each Recreational facility as contained in the Annexure to this Schedule.

13.2 The use of the Recreational facilities by the Guest shall be restricted to weeksdays only (excluding public holidays)and Occupants must accompany their Guests when using the Recreational facilities.

13.3 Occupants are required to surrender thier Resident Cards and to register in before claiming the use of the Recreational facilities. The number of Guests, if any should also be indicated. Occupants shall only claim their cards upon the departure of their Guests.

Note: Recreational facilites means the Multi-Purpose Hall with a badminton court, children playground, gymnasium, barbeque pit, tennis court, swimming pool and cafetaria.

Disruption of electricity

By now, all the owners in CV should receive the notice on the matter. As a reminder, please be informed that there will be a diruption on electricity at Changkat View Condo on 4th September 2009, due to the connection of electricity supply to block D by TNB. The schedule of work as follows:

2pm to 4pm: Excavation of trial pits and road cutting
4pm to 12am: Termination and joining works

Please be noted, the disruption on electricity is from 6.30pm to 7pm (plan). Anyhow, we know how ppl work so be prepared that the time wont be accurate and hopefully by 12 am everything will be done.

10 things you should know to be flu-savvy

I got this article and i think i should share with you all. It is very informative. Since it is from US, i had changed some info so it can fits us here.

1. No cause for panic.

So far, swine flu isn't much more threatening than regular seasonal flu.

During the few months of this new flu's existence, hospitalizations and deaths from it seem to be lower than the average seen for seasonal flu, and the virus hasn't dramatically mutated. So far, there're 72 cases of death reported nationwide.

2. Virus tougher on some.

Swine flu is more of a threat to certain groups — children under 2, pregnant women, people with health problems like asthma, diabetes and heart disease. Teens and young adults are also more vulnerable to swine flu.

Ordinary, seasonal flu hits older people the hardest, but not swine flu. Scientists think older people may have some immunity from exposure years earlier to viruses similar to swine flu.

3. Wash your hands often and long.

Like seasonal flu, swine flu spreads through the coughs and sneezes of people who are sick. Emphasize to children that they should wash with soap and also use alcohol-based hand sanitizers. It is selling in amost every pharmacy.

4. Get the kids vaccinated.

These groups should be first in line for swine flu shots, especially if vaccine supplies are limited — people 6 months to 24 years old, pregnant women, health care workers.

Also a priority: Parents and caregivers of infants, people with those high-risk medical conditions previously noted. Unfortunately, Malaysia will receive the vaccine in October and priority given to health care front liner.

5. Get your shots early.

Millions of swine flu shots should be available by October. If you are in one of the priority groups, try to get your shot as early as possible. Look out for information from MOH.

6. Immunity takes awhile.

Even those first in line for shots won't have immunity until around 1.5 to 2 months.

That's because it's likely to take two shots, given three weeks apart, to provide protection. And it takes a week or two after the last shot for the vaccine to take full effect.

The regular seasonal flu shot should be widely available now. Please check with your regular GP and hospital.

7. Vaccines are being tested.

Health officials presume the swine flu vaccine is safe and effective, but they're testing it to make sure.

The international pharmaceutical company have begun studies in eight cities abroad to assess its effectiveness and figure out the best dose. Vaccine makers are doing their own tests as well.


8. Help! Surrounded by swine flu.


If an outbreak of swine flu hits your area before you're vaccinated, be extra cautious.

Stay away from public gathering places like malls, sports events and churches. Try to keep your distance from people in general. Keep washing those hands and keep your hands away from your eyes, nose and mouth.

9. What if you get sick?


If you have other health problems or are pregnant and develop flu-like symptoms, call your doctor right away. You may be prescribed with antiviral. This drug can reduce the severity of swine flu if taken right after symptoms start.

If you develop breathing problems (rapid breathing for kids), pain in your chest, constant vomiting or a fever that keeps rising, go to an emergency room.

Most people, though, should just stay home and rest. Cough into your elbow or shoulder. Stay home for at least 24 hours after your fever breaks. Fluids and pain relievers can help with achiness and fever. Always check with a doctor before giving children any medicines. Adult cold and flu remedies are not for them. Remember children less than 2 years old are not advisable to use them.

10. No swine flu from barbecue.

You can't catch swine flu from pork — or poultry either (even though it recently turned up in turkeys in Chile). Swine flu is not spread by handling meat, whether it's raw or cooked.

My personal time

Just got back from my work up in the gym. My tight scheduled with tons of work really affect my daily routine. I can proudly say i had bad quality of life. I gained 3 kg for pass 2 months and i got no spare time for weight lifting. It is definitely a valuable time for me to hit the gym again for 1 hour and sweat it out.

Surprisingly, every time i go to the gym, the max no of user is only 4. In other words, say bout 70% of occupancy for both block A&B and exclude block C. Assuming we have around 276 owners staying and only 1.4% of owner uses the gym room. Tat's really a small no and under utilising the facilities provided. But i can see few familiar faces who are quite consistent in their routine.

And good news for u all, i met Mr Danny the cafe operator. It is scheduled for opening on 9.9.09. Not sure on the exact menu but Laksa mee is their house menu. We go through their price list and it is the medium range of price category which are affordable to all. I hope they can offer wide of food cater to multiracial group of resident here in CV. Next time, we can have own teh tarik session in here.

I noticed it yesterday night when i tried to use the staircase. I think they did realized that the workmanship is not acceptable. I think they redo the flooring cement. So, the staircase is now closed. Kindly use other staircase to access to your car park lot.

List is out

If u guys notice, the debtor list is out. It is posted on the notice board at all block. If the debtor is your next door neighbour, maybe you give him a call. Let him know bout the debtor list. They're famous now.

And he wants to sell his unit, he can just forget about it. No property can transfer name unless the unit is free from any outstanding balance. You should be cautious too when buying a unit here. Remember to check the list or with management to ensure the unit you want is not from any of the debtor property.

Right after the last meeting, developer managed to clear all the debts. With that payment, i can confidently say that our account is very healthy. Soon, we'll open our own JMB account. With the right planning, i'm qute positive we can proceed with our initial plan.

We have not give up on all the request we put forward to developer. My gut feeling telling me that the little hope we have. By next week, we'll know whether it is a good or bad news.

In less than 1 hour, It is the start of the Muslim holy month of Ramadhan. My malay friends will starting fasting for 1 whole month. And I think for the non muslim, we should also participate by doing more good deeds.

Post Meeting

We had a meeting earlier on with a group of ppl from developer. The meeting went on well and we're able to have a good discussion. As for the result, we still have to wait till next week. Especially on the account, a personnel from department was with us explaining on the status. Though is not as details as we requested, but she promised by 19th August 2009, the account will be handed over to JMB.

Myself still struggling writing the minutes. And again, there's meeting held next week. So meaning more time for work, less than for family. I have to get minutes done asap so that all relevant ppl can have the minutes to proceed. Hopefully all the work that had done worth all the effort i putting in.

Talking about account, next week is the judgement day to decide our future. At least we'll know whether we can proceed with the our initial plan. Money for Block C will be transferred and most importantly they will paid what they owned. Tentatively, the cut off point for the account is 1st Sept 09. You all pray for us...

We could not determine the availability of the exact empty car park lot. We had plan on the unsold lot. One of it, is to convert to motorbike parking lot if no other suitable location are found for the purpose. According to Mr B, initial plan for CV does not include motorbike parking as it is not a requirement by DBKL. At the moment, they're limited motorbike lot available and we understand its causes problem to biker.

Talking about broadband, 2 company currently dealing with us. One of the company was awarded with wimax license. They're proposing to use Cv as one of their base for their system. Good points are both affordable and quality service provided to us. Let me read the proposal in details and bring up for discussion with other committee members on next meeting.

Another great day ahead

Is late at night. Just got back from my dinner at SS2. I'm using Maxis broadband now and the speed is nothing to shout about. According to speedtest.com shows the speed at 600mb/s. But the package i got by right should comes with the speed up to 3.6Mbps. Anyway, i got 6 more days to try out the service.

Few of you aware, we're meeting the developer and teams this evening at 6.30pm. There're few issues required immediate explanation and rectification. We already sent them the agenda of the meeting and we hope they do prepare for it.

Demo for internet service

Adrian and myself were involved in this demo. They're trying a new solution for the broadband internet service. Thanks Jerry for loaning us his P1 modem.




Overall, the demo was success and their solution actually works!. But problem we have right now is the ISP. Yes, they need to ultilise the existing ISP in order for the solution to work. And because the signal fr P1 is so bad, the speed for the internet was extremely slow. They're looking at alternate ISP other than P1 which they think can work better.

I wont go in details on the plan. To be exact, we're not giving them the greenlight yet to start the service in CV. We have not finalised anything as we're still leaving our option open. But one thing that pulls me to this solution is because they're giving us add on service like IP phone. You guys know our exisiting intercom has endless problem. This solution can provide us with internet service and the IP phone, and we can transfer file among the resident. And another advantage is that no satelite plate is needed at our rooftop.

Ok, i wont confuse u all with more info. Let's us discuss in details with the company and getting the best plan for all of us. Please note, it is not a compulsory service to subscribe but is mainly an alternative service we're getting for all of us to think about.

Pole erected (updated 6.8.09)

If you guys noticed, poles were erected at the entrance of the multistorey car park building replacing the bulky road divider. The purpose of the pole is to slow down the vehicle when entering the building.


And at the same time, poles were placed at the main entrance too. A pedestrian walkway can be seen now. Previously, there's no proper walkway for the pedestrian prompt me to think about this set up. Longer aluminium bar will replace the existing one.






Hopefully with this installation, guard can monitor better whoever walks in.If we have extra money later on, maybe a proper gate can replace the existing one.

Account reviewed

Mr. Ajitpal our treasurer, managed to receive the account report dated up to 30 June 2009. It is quite shocking to find out our current status of the account balance. We're in deficit now. Details of our account will be posted by Suthagar soon on the notice board.

The only reason is that there're debtors who owned us alot of money. Many of the units are from our "dear" developer. I got the exact units number with me and i'm still contemplating whether to release the affected unit to public. But as usual, i wont discuss the details over here.

Yesterday, there's 1 resident from Block C joined us for the meeting. We're certainly welcome those interested and wish to be in the meeting. The feedback i got, not many of the resident go through the minutes. I encouraged all of concerned owner to go throught the minutes to obtain the latest developement updates on CV. You can obtain the previous minutes from management office.

For your information, the cost of installing the glass door and the access card system for all blocks requires money closed to RM90K. To be honest, at the moment we dont have that amount of money for all the major upgrades. Most of the plan for upgrading work will be put on hold untill we see surplus in our bank statement. It is estimated at least untill December or before Christmas.

Busy weeks

Already been a week plus since i last posted here. My tight schedule of work really drives me crazy... 1 more event coming this weekend and now am preparing for it.

Nevertheless, my work for CV never stops. Myself and few others commitee members (Jerry and adrian) and Suthagar also joined in to meet the representative from this broadband service company last week. It is an initiative of us to get suitable company to offer the service since not everyone satisfy with their existing internet service. But we cant promise anything until we find out wat they could offer us. Speed, quality of service and affordable price are the few criterias we look into on deciding the service.




We already set a date for them to test the service in CV. I heard many of the broadband com comes out with attractive package. But unfortunately, not all com able to cover Dutamas area.

We still keep our option open untill we identify a good and viable service provider.

I received few complaint on few matters. The only way i can deal with it is to bring it up during the meeting. I'm glad few owners are very much associate themselves and care about what's happening in CV.

As you all know, we got all the negative reply from developer on the request we send to them. Our chairperson already wrote in to them to attend this Wednesday meeting again. I dont think they know we meant serious business. Let's see what's outcome of this meeting.

For your information, we cant do much in term purchasing untill we obtain our financial status. As this involved our money, proper study needs to be carried out before deciding to go ahead with the plan.

None of us are satisfied with the current progress especially after the treatment we received from developer. At least we still hang on to what we actually started with.

The purpose of this post is to give a overall view on the progress going on right now. It is not a report on the details of the plan we have for CV.

Road to block D

Few more picture that i took last week. The new entrance is gpoing to open soon. According to management office, road hump will be install along this road. They rpomised end of the year or early nexy year, think again. The same process applied. This involved DBKL and BOMBA.

Updates for 4th meeting

Not good and i think is totally unacceptable. This is how i described the reply from developer. Developer got back to us with a letter and rejecting all the request. They not even bothered to come for meeting. Indeed, is very demotivating. I'm depressed.

I cant imagine they're so particular on every dollar and cents. Not even think of subsidizing the partial cost on the upgrading works. I'm actually prepared for this to happen. But never thought of receiving 100% rejection. I know this task is almost impossible and we're actually trying our luck but we got to try even the probability closed to zero. We're talking big sum of money here.

So, if we failed what's next? We're in the midst of preparing and planning our next course of action. We'll think of a way to overcome all the problems.

We did not get hold the lastest financial account. And we have not officially take over the management of CV account. For the details of it, I cant comment much untill i come out with the minutes. And is not appropriate also to talk about it here since it is accessible by public.

But my advise to all owners, pls pay your maintenance fee on time. If you know your neighbour is not paying, remind them. This is only way you can maintain the value of your investment. Basically you just pay and other people will do what they supposed to do.

Small issues but difficult

I noticed that there're few residents still ignored the warnng and continue to hang their clothes and bedsheet at the balcony railing. Since they're doing this at certain time only, therefore it is not easy to identify the units no.

I'm calling other owners to help to identify this units no and inform management office. If happened they're your neighbour, maybe you may advise them on this matter on the do' and dont'.

The same goes to those dump their rubbish at the entrance of the rubbish room. I'm sure many owners suffered this when you're blocked by this pile of rubbish to the rubbish room. Together we help to build a better place to live.

Warranty period of 18 months

Just to inform that especially the owner of unit in block B the warranty period is ending soon. If you received your key last year May, then it'll end Oct this year. It is started from the date of vacant possesion. Total warranty period is 18 months. If any defect you identified is due to work defect by developer, you can submit the complaint to them.

Now, they're residing in ground floor of Block C. Get the form and fill up. If i'm not mistaken, the current person in charged is En Khairol. Look up for any leaking especially the ceiling, piping in the bathroom or the defect in the main door installation. Dont forget!

Getting Contractor for Renovation

Many residents email me on the contact for renovation company. And they're asking me whether i"m happy with my reno company. AS for me, not so much of complaint. They delivered what they promised. And the most important factor is the price. I'll not quote they're the cheapest but at least one of the reasonable one.

I did for my plaster ceiling, kitchen cabinet, grill, wiring work, tiling, air con point, plug point and basically everything. So far, almost 1 year, still no room for complaint.

An advise for all, pls nego hard with the reno company. I'm sure u'll pay 20% less compare to few month before. The reno company is looking hard for business. Even our anchor reno company in CV drop their price. But not sure on the quality material they provided. PLs bear in mind, you're the boss. You made the call, not them.

After 2 weeks

Is already 2 weeks by now. If you guys awared and have been tagging along the pending issues in Changkat View Condo. Initially, we planned to meet up with developer today for the updates. But it was rejected because we're seeing them again on 16th July. According to them, they'll only come to meet us only max once a month.

I know many of you are anxious espcially the updates on the solution by developer. Not sure what's their plan and action on the request. We're trying to get a written reply from them. Mr Ben is the manager in charged for Changkat View Condo to replace Mr Chua who attended the AGM.

In the mean time, we're constantly monitor the performance of the security guards. We had identified few problems that still persisting. They're still lacking in giving good service especially not stopping owners from parking at the entrance. Management office had issued the warning letter to their company as a first reminder. I think a second warning letter will follow suits.

As far as i concerned, not many owners actually put down their complaint on the form. Due to this, it is quite difficult for the management to do the probing on the complaint. If possible, fill up the complaint at the management office and get a copy.

I understand that there's difficulty in getting the streamyx service. Not sure what's the problem occured with TMnet. And for us, we're still identifying the suitable company to our resident. One thing for sure, it is not a compulsory service you guys need to sign up for the package but at least an alternative for you if you're not happy with your existing internet service provider.

Meeting

Yesterday night, we managed to meet up with the operator of the nursery and cafe. It is kind of a last minutes decision to meet up. Reasons being to speed up the process of the establishment of the business particularly the cafe. And we're also looking at the details of the agreement signed between nursery and Plenitude.

Very likely, the reno work for the cafe will start anytime soon (somewhere in July) if nothing goes wrong. If the business concept is right, I'm sure the boss will laughing all the way to the bank. We're talking about few hundred potential customer based here. If only 20% of us dine in, it is more than enough to cover the overhead.

On tuesday morning, Adrian and i managed to meet up with the business manager from one of the broadband company. Indeed, it is not easy to implement and provide the broadband service. In order to cater to the need of resident here, major installation work needs to be carry out especially the system infrastructure required to be put in place. This actually convert to substantial high amount of capital investment. Due to that, we need to look for alternative ways of the solution. Besides that, monthly commitment fee is another issues that definitely affecting the take up rate for the service. We're expecting more company to submit their proposal soon.

We all are constantly monitored the performance of the security guards. No one actually satisfied with their improvement so far. We already start receiving the proposal from other security company. Personally, i think if they can't performance up to standard, it is time for them to go. If they failed to grab the opportunity given to them, too bad for them.

The due of 2 weeks is next week. Is the time the developer needs to get back to us on the proposal of upgrading works. I do not expect much from them but hope for the best. Let's us see what's the outcome of the meeting with them next week.

Note: All residents are required to get the resident card asap. Failing to do so, owners are not allowed to use the facilities within Changkat View Condo.

Finally, minutes is done

Half day off

I'm taking half day off just for the sake of preparing the minutes. We need to get it done asap so that all others who attended the meeting know exactly what to do next.The meeting went on until 10.15 pm last night. We managed to discuss almost everything we had in our mind. At least there're 20 to-do list for Mr Ben, the Manager in charged for Changkat View.

Frankly, the chances of getting the developer to agree to all our request sound impossible. But at least we try our best to bring up to them. Fortunately, Mr Ben was willing to discuss it again with the management. If we failed to secure everything from them, anything of 10% will be considered a bonus for us.

We have decided to give chance to DU to perform. 2 months is the duration. If they failed, we have no choice to look for other company. From the interview we concluded that, one of the problem the guards had is lack of communication between them and those giving instruction. We hope they will improved on that and cherish the last chance given to them.

Laksa house cafetaria is coming to CV. We met up with the boss and chef yesterday. By right, they should start their operation in May. But due to some technical problem, it was delayed. Anyhow, we're looking forward to welcome them.

I'll upload the minutes after confirmation by Ellen, Chairperson. We had try to include all the issues we have either on going or pending. No major decision is made during the meeting especially when developer needs more time to consider. JMB and management will follow up closely with them. We have the due date so we hope by then, we can proceed with our plan.

Outdoor benches

When i discussed with Suthargar, he got mentioned the contact he has is only for getting plastic pool chair. I know this plastic material won't be lasting as the white will turned into yellow after exposing to sunlight for certain period of time.

Since our surrounding area are more toward resort-styled deco, I'm suggesting to have this made of wood benches deploy at pool area, multipurpose hall and bbq area. From the price i got from Ikea and Ace hardware, min is RM376. I not sure about the quality. I want the benches to be long lasting at least 3 to 5 years.

Broadband service

So coincidentally, I know there's this company proposed to management for providing the broadband service in Changkat View Condo. Yes, the proposal covers the provision of internet service and a community telephony system to each unit in Changkat View Condo.

According to Suthargar during our meeting yesterday, they actually approached them last year. But at that time, the occupancy rate was low. Even, the service is up but definitely the no of user are limited to use the service. I think now is the right time.

I have study the proposal and i think the company can provide more than the one they're proposing. I have contacted the business manager and requesting them to come out with a better proposal. Expecting the revised proposal somewhere next few days.

I'm also meeting up another person in charged from another company later on at 10.15pm in Changakt View Condo. I'm not convenient to mention the names of the company but i know that there're the reputable one.

I hope we can obtain better service comes with more affordable monthly service charged. The package must be more attractive compared to existing package from Maxis, Digi, Celcom, Tm, P1 and Izzi.

I'll bring up this matter during the committee member's meeting this thursday. I'll let the committee members to decide on this matter. I'm sure the additional broadband internet facility will become an unique features to meet the new requirement for the property to increase in value.

Car speeding

On few occasion, few drivers are speeding within Changkat View Condo compound. Luckily, no one was hurt so far.

It is totally unacceptable, as pedestrians walked from one place to another are exposed to the danger of being hit. The design of the road way are made in such a way where drivers need to slow down when driving toward the multistorey car park building. I was told, car sped especially near the entrance. So for pedestrians, watch out too.

To stop someone from speeding is not easy as traffic police are trying their best to solve this problem but to no avail. Recorded deaths are increasing every year.

Few suggestion were put up like putting the road hump or signage on driving slowly. But in the end, it was still the person's attitude willingness to change. Next time, when you saw someone driving fast, waive to them to slow down their car. If you are the fast driver, hope you get the message. Drive safely, drive slowly!

Lift service is back again

The lift for block B is up again. It was done yesterday morning. The button also being replaced yesterday evening. It is not easy to replace just one button and not sure why the button can go missing. As for now, we must ensure that the lift must be well taken care of.

At least not to allow the contractor to use 2 serviced lift which will damage and scratch on the lift. The security guards will keep their eyes on that. But owners play an very important roles too. Please inform your contractor not to use the serviced lift to carry their bulky tools and renovation materials. And this applies to all blocks.

Busy weeks

So many things need to follow up. And the worse, network connection down in the auditorium of my hospital. I suppposed to give presentation to nurses in the hospital this afternoon. If i can't access to the network in my department, i dont have information to show them.

Who's know this thing happened at this point of time. But i can't expect people to solve the problem now as i don't understand what causes the problem and how to rectify it. So, for solution, now rushing to do the slides. In the mean time, I'll let the technician to do their job.

If you log on to the forum, then you can see the long list of issues we have for now. I encourages owners to highlight all the issues no matter what are the cause/impact. There're many things required immediate attention. Problem like security service, we have warned them to perform up to the standard. If they can't live up to the mark, we have no choice to get a alternate company to provide service to Changkat View. And for water filter, we got few contact preparing the quotation. These problem are the main one and we're giving full attention to it.

I have been following up with Suthargar on the action taken by the management based on the issues we refered to him. I did not received the list yet on what he had done for the past weeks but i can expect things are getting better now. I'm sure there're plenty of matter need to be done. Time is what we need now. Even all the ministry got quarterly report of KPI for their performance. And it is exactly what we asking for.

I have mentioned before and i need to say this again. We'll try our best to get things done. We priortised the issues based on concept of "first thing first". And definitely, we need your continous support and kind patience. But at the end of the day, we need to understand that ourselves not able to satisfy all but good enough if majority agreed with us.

Follow up on water issue

Ellen and I managed to meet up Suthagar yesterday evening to get updates and follow up on few things. Due to many complaints on the water supply, we decided to visit the water tank. Together with Suthagar, we went up to water tank room on the top floor in Block B to check out the condition there.

Indeed the water flow in our tank is bad in quality. This causes all the sendiment to accumulate beneath the tank. Few pictures to show how the cleaner do their job some time last month.












Suthagar shows us the water quality right on the spot. There's still murky water flowing out despite the tank was cleanse few days back. But just a little bit. After that, clear water was seen. Very likely, a layer of dirt already accumulated on the bottom of the tank.

For your information, we're trying to get few quotation on the water filter system for all the block. We can't promise anything and guranteed it can be done as recent reduction of the maintenance fee did affect our source of income. But don't worry, is not negative balance sheet. We're still finding ways to materialise it. So, we hope that, owners can stay calm and we'll try our best and get back to you soon.

Digi vs P1

While i searching for internet service provider, i found that Digi is having great promotion for their broadband service. Their download speed is superb, min is 700kbps but can reach up to 3.6Mbps. And is confirmed by my friend where the average speed is around 1-2Mbps depending on area. The package Explore is priced at RM108 and currently they're giving out free modem. The quota given is only 10GB. But is good enough for average user like me with limited downloading of music and movie.
Sound impressive! But when i check the coverage, Dutamas area is not in yet. It is scheduled by next quarter.

My second choice will be P1. Too bad, the sale teams stationed outside guard house not there anymore. They claimed their speed can reach up to 1.2mbps for downloading. The usage quota is 20GB. More than Digi(10GB). But the downsides, need to pay for registration fee RM100, activation fee RM60 and modem is not free. Need to pay Rm99 (after discount, before RM199) somemore. But the monthly committment fee is RM99 only. And the contract is for 12months.

So comparing head to head, both are winners. Unfortunately, if you required the service now, i think P1 will be the only choice.

I decided not to consider Maxis because expensive (Rm138) with 3GB usage only. Celcom limited usage quota, 5GB only. Streamyx priced almost similar but speed unpredictable all the time and tends to lag when downloading.

Murky and yellowish water

I'm sure you guys noticed the water in Block B is quite dirty for the past few days. This occured after the tank was being washed and cleansed.

Is common to have dirty water anywhere in Klang Valley but i can't imagined it was actually happened to our condo that only aged 2 years old. The water quality that channeled in to our condo is not acceptable at all.

I have checked with the management office, and we're expecting this situation will improved over few days. For the short term measure, I encouraged owners to install the water filter in your units. At least you can get better quality of water.

Previously we had thought of installing the centralised filter in all blocks. It is definitely one of effective solving method for this issue. But the cost of implementation and maintenance need to be take into consideration before it can be materialised.

So i guess at this moment, we have to bear with it.

If you guys noticed, starting this month, the maintenance fee plus sinking fund is reduced to RM 220. Those who made payment earlier can expects the adjustment will be done accordingly next month.

The credit term also being extended to 14 days from previous of 7 days. I'll keep posting on the updates and hopefully more good new for you all.

Just came back from oversea. Not much updates for the past weeks. But my mail was bombarded with tons of spam mails requesting to register to the forum.

I wonder how they did it. What's the point of spamming a forum? Again, I'm calling for all the owners who had yet received the confirmation for the registration to the forum to drop me an email. Just in case, i regarded you as spammer.

Internet service provider

Recently there're few internet service provider ventured in and cater the needs of the resident in Dutamas area. Most of the time, i'm using maxis 3G but the price is exorbitantly high. Thinking of getting a new one. But still eyeing for a affordable one with good service. So, i managed to list out few of the service provider as following:

I do know P1 wimax is having some promotion with the modem. Not sure whether the sale representative still stationed outside the guard house. Speed wise, i think the best, but price is on the high side.

Streamyx comes with affordable price but the speed is subject to availability depending on the area usage.

Maxis comes with good customer service but i was told higher floor reception was quite bad.

Digi and celcom each come out with attractive package but i think do not cover Dutamas area. And there's this company with "A...", apparently few owners are using it.

To help me and also the other owners, I'm calling owners who subscribed to any internet service to share their experience and maybe the package signed up.

Great feeling!

I wanted so much to share with you guys on 1 incident that occured yesterday night. But i was really packed with works since morning.

This is how it goes...
Yesterday, i got back my wife's precious CRT television. She had missed her favaurite shows for the past 2 months. It is not because of the fixing was delayed but because I only sent for repair last week. It is great without TV. My wife talks and see me more often.

I parked my car at the lift area, so that it is easier to transfer the TV. BUt i was stucked! I could'nt transfered the TV out of my car. Luckily there's this nice guard voluntered to help me. To recall, I used to carry this 29' inch TV when i moved to CV. But i think because it is late at night and without any glucose to provide my cell energy, i could not lift the weight. He helped me and together we put the TV in front of the lift. I thanked him for that but i failed to get his name. For me i just got lucky.

When i about to carry it into the lift, this is the time i realized i count'nt moved it at all. The guard left and i'm thinking s!@#s! nowhere i can get extra hand. Out of sudden, i hear a voice and this guy actually offered his help. Without any thinking, i said great, please. Gently, he helps me to carry the tv into the lift. He stayed in 1 floor lower than mine. At that time, i'm thinking about the strategy i'll use to move the TV. When the lift door open, i'll quickly carry the tv and use all my strength to make sure it's out of the lift within 5 seconds.

But the lift reached his floor, he actually offered his help to carry the tv into my unit. I'm kind of malu and thinking not so nice ma. Saw he's caring few packed of food thinking maybe he's rushing back for dinner. But i'm glad that i agreed to his help.

We managed to carry the tv back to my living hall. To summarise this long long story, i sincerely thanks raidersx7 for his willingness and offered his help at the time i needed the most. Thank you also for letting me to see that there's still hope for our small community to nourish the mutual respect, understanding and definitely the "Semangat Kejiranan" or spirit of neighbourhood.

No doubt, we can live harmony and happily regardles of race, religion and nationality in Changkat View Condo, the place we called home!

Great discussion!

We managed to discuss a whole lot of issues this morning. Indeed, a great start for us. All the issues, regardless small or huge matters are in the working paper now.

At the moment, we'll give more focus to the few urgent matters that required immediate attention to rectify asap. Namely a few regarding security, management and few others pending issues. I hope you guys understand all the problems we faced since the day we took the keys required not just days or weeks to rectify and solved.

Nevertheless, we have come up with simple yet effective suggestions and solving method to most of the issues. And now, just need to stream line and finalised the working paper before we subject it to the respective person.

Let's us work on it in details and have a round table talk with the management, security and developer. We definitely need times for things to move on. Please bear with us!

I guess it wont be long but slowly a better and more condusive home for us!
