Forum registration

Lately i have been receiving spammers trying to register and get into the forum. But i managed to identify them. For precaution, especially for now on, I'll strictly screened those registered to avoid similar situation occured to the old forum which filled with all the spammers.

So, just to be on the safe side, if owners did not get approved upon registration (normally within 1 day), kindly inform me. But most of the time, this should not be the problem as spammer is quite easily to identify with their funny email address.

Unofficial meeting of committee members

Labour day falls on 1st of May, which is the exact date for the committee members to have first ever meeting. Most of us agreed to do it on this special day as many of us do not need to get to work. We're more than willing to gather around to discuss any issues pertaining to Changkat View Condo.

Well, the plan to spend time with family, we'll do it after the meeting. For owners who had not pen down your complaint, kindly do it asap. I'll start collecting the complaint and suggestions by tomorrow noon. I hope u guys can spend more time thinking bout this. We'll discuss and later forward to relevant party for further action.

If you guys noticed, the name list of the guard in Changkat View Condo already posted at the notice board at all block. From now on, you may get to know them better with their photo on it which you can easily recognise them.

Noted down their name if you think they'd provide a wonderful service to you. Give credit and encouragement to them. But if you think they lacked in their service, send their name to the management office.

Raise issues

Since last Sunday, i have received few opinion/sugggestion/complaint pertainig to Changkat View Condo. Thank you guys in giving me the feedback on various issues. As for now, I'm compiling all the opinion/sugggestion/complaint before i can present it to the JMB.

I'm creating a topic on the forum at changkatview.net so that all the registered owners can contribute to the information. This can avoid redundant and ultimately, all the owner can look into the matter accordingly. Many of the issues raised are sensitive. So, it is more appropriate if we can do it among the owners only.

Due to time constraint, I'm calling for all the owner to put down all the issues you wish to bring it to the management attention. Committee members will do the neccesary to ensure all the relevant issues highlighted to developer and solved. One of the feedback i got it from Mr Chua, is that, the problem we faced are not properly subjected to them. In other word, no complaint, no action.

Let's see with the list i compiled from the owners here, what's else he can say.

1st Meeting of JMB- post event

Good day to everyone. Actually i'd plan to to post a write up right after the meeting yesterday. But, i was rushing back to work and cant accessed to internet the whole day. So were the delayed.

Something unexpected happening yesterday and it was totally surprised me. For those who cant make it to the meeting, i would like to inform that, the committee members of JMB for session 2009/2010 were elected. And, I was actually elected as the secretary of the JMB. Thanks to those voted for me and putting their confidence and trust in me. But, seriously a huge responsibility on my shoulder now.

I'm starting to work now. First let me compile all the members profile's information and post it here so you all will know who are the committee members. Please stay connected for the next few days.

During the meeting, we managed to bring up and discused few issues. Because due to time constraint, we cant addressed all the issues. Therefore, we had come out with the suggestion where, all the owners are encouraged to file the complaint. You can either do it by putting your complaint form to the suggestion box in front of the management office or you may email to me. Kindly do it before end of this month.

Last but not the least, again , thanks to those presence and putting their trust on us. We'll do our best to ensure Changkat View Condo always stay in tip top condition.

Very productive for past few days

Just settled down after all the hard work, tension, blur eyes doing the set up for the new forum. At last, it is running smoothly. I had been sitting most of my time in front of my PC figuring to use certain function and do little bit of set up. Very cool.

I even had tried to move all the database from the old forum at invisionfree.com to this new forum at phpbb. But i failed! I consult software company, but comes to no avail. For the new forum, i configurate, doing setting and changing the set up, which is definitely not my cup of tea. But then, i had learn a new skills, moderating a forum.

So, dear user, kindly registered again at the new forum and start a new posting. I hope with this new forum, i can better managed the forum and user can relate better to the user interface and fully ultilised the function provided. I do like the user interface compared to previous one. Hope you all will like it too.

Last but not the least, remember the tomorrow is the big day. Please attend the meeting. Send the message across to the developer and makes them understand we're concerned on our property. Filled the pool area with people and bring along your bathing suits. Who knows you might plan to go for short swim right after the meeting.

I decided to get a doman name and obtain a better forum. Previous one has very limited storage and thus no much photo can be uploaded.

So, starting from today, I'm proudly inviting all the owners to registered yourself on this new forum at http://changkatview.net. Those who had registered earlier, kindly do it again. So sorry for the troubles.

I'm sure this new forum will serve its purpose well in distributing and sharing information among all Cvian.

Renovation- The Do and Don't

Obviously, this is not about how you are supposed to carry out the design of your condominium. But bear in mind, budget will affect much of your plan on renovation. It can range from 10K to 150K. There’s no right and wrong about this. Eventually, you are the ones will stay or owns the said property.

At current global economic slow down, i’m sure contractor will definitely charge less compared to last year same period. I got a close friend received at least 30% discount recently on the kitchen cabinet which comes with a good deals which actually cost higher if she signed the deal end of last year.

Nevertheless, there are few things need to note down before you or your contractor start breaking tiles and put up cement. Before the work start, please pay RM1K of refundable deposit to the management office. I would suggest you to use your cheque book as paying in cash may takes longer time for you to get refund which sometimes may drag up to 45 days upon completion.



Here are the few things to note:
1. Water piping
Please get hold of the master plan of the piping for your unit if you plan to modify the inlet and outlet of the water. Some may choose to install water filter inside their house , so getting the exact location is definitely important to work well with the design.
2. Intercom
Strictly no modification to this. Apparently, any interupption to this intercom may directly affect the whole system after the block. Maybe this could be reasons why few owners in Block B including myself still own a faulty intercom system.
3. Wiring
Please get a certified electrician to do all sort of work for you, switch, power plug, fan, additional air con wiring and heater wiring. As such they should know the best what can fit for your unit. For instance getting a dedicated power line for your water heater directly from the main switch box instead or sharing from other wiring.
4. Compressor
Previously, there were restrcition on the position of the compresor whereby, they were only allowed on selected area and position only. Kindly check with the management office before you decide where to position it. I’m sure, you dont want to be paying the penalty for carring out the work which is not approved and that you are not awared. Knowing the exact location may actually save you cost as you can aarange the compressor properly hence saving the cost of extra piping which run at RM30/foot.
5. Fascade of buidling
Any work resulting in change of the fascade of the building is definitely not allowed. Like hackoing a wall and install a new window or enlarging the existing window or sealed up a window. Hacking on the beam is stricly not allowed as it will affect the structural stability for whole buiding. This is why many owners choose minimun paster ceiling instalation to hide the bad looking beam in the middle of the living hall ceiling.
6. Work time
Is strictly on Monday to Saturday, 9am to 5 pm only. Please make sure your contractor follow exactly what is stated here as this will cause much problem especially the sound pollution affected to your direct neighbour.
7. Grill at the entrance, balcony, kitchen and window.
Make sure the one you going to install comply with the color code/specification provided by the management.
8. Debris
Some of the contractor prefer to work on the common area. But they are responsible to ensure all the rubbish are well taken of. Especially heavy and bulky dirt are not supposed to throw into the rubbish bin room. They need to handle it by taking it away . Please monitor how your contractor work as the managment has the right to penalise you if they found out your contractor did not comply with the rules stated.
9. Paint
You have to make enquiry on the Serial/Product code for the floor and bathroom tiles, the paints for the whole unit as this will aid in getting the right one just in case you need to replace few part of the whole. I remember, trying to get the floor tile for my wet kitchen which was not availble outside and end up hacking all the floor tiles and and replace with a new and better tiles. So, plan for this.

Hope the above points may help to prevent any unwanted situation and your plan on renovation can goes smoothly.

Another good news for all, particularly to Block A and Block B owners. I received tip-off from fellow owner and confirmed with management office, AGM is on the way. The details are as following:

Venue: Swimming pool area.

All owners are invited. But I'm not sure they will start to discuss on the issues in Changkat View Condominium. But it is good that we all well prepared, expecting management office to get back to us on certain issues. Maybe you all can refer to my previous post on the pending issues in Changkat View Condominium.

Hardware shop

U guys know that there're few hardware shop nearby. Just in case u need to purchase certain things for your unit. I know there're few shops in Menjalara. Is near the Dim Sum restaurant called Fook something.Roughly 2 or more can be located there.

There's another one along the Kampung road to Mont Kiara. This one is the biggest among all.

The nearest one i think is on the way out to Kepong behind Menara Duta. Quite old and is the corner shop on your left at the end of the road.

So far, the one i can indentify is this all. Any others u all wish to share? The owners definitely need to frequent the hard ware shop very often.

Non resident loitering around

Have u guys noticed, there's this group of foreigner "lepaking" almost every night near the entrance of the multi storey parking building in between block B and block C. I think this has created an issues where the safety of the residents particularly the female are at risk.

I'm not sure how serious is this problem as I only received a concerned owner highlighted this issues to me. So, you guys felt threaten by this group of people?

Maybe there're the construction workers working in Block D but isn't it the non resident are not suppose to be within the Changkat View Condo's compound/premise.

Unauthorised parking

An owner wished to highlight this issue to those concerned and hope that in return, the problem will be solved.

As we know, most of us got the parking lot at level 2 and above. Unless, we purchased an addition lot, we have to climb up to the level everyday. So some owner choose to park their car anyway they think is convenient to them. This has create problem to the owner of the parking lot. Normally, security guard will be called to settled this issue.

So a friendly reminder to all, please make sure you parked your car at the right lot. If you came in as visitor, please drive to level 4 for the visitor parking lot.

For level G, 1 and 2 owners, just be patient for few more months. The new entrance for the multi storey car park building will soon benefit all of us. It will ease up the entering and exiting of the building.

How, What, When, Who and When on Checking Defects

I'm sure most of the owners for Block C are busy doing arrangement and preparing for the defect checking. With here, i would like to share some of my previous experience hopefully it does help you in your execution of the process.

Before you carry out the checking on defect, here are the tools you require and can’t go without it.
1. Marker Pen
2. Masking tape (at least 2 rolls)
3. Pen
4. Torch light
5. Camera
6. Broom/mop

As you know, many owners get their keys at the same time. You definitely need the time to check the defect and then pass it the complaint to the office asap. The site manager, then will put all the complaint on queue basis and rectify it accordingly.

So, very likely those delays the submission of the “Defect Form” will have to wait much longer for at least few more weeks before they can see their unit being rectified.

So, it is very important for you to do it fast if you are very eagerly to move in or plan to start on your renovation. Please corrent me if I'm wrong, they should rectify your problem listed in the defect form you submitted within 1 month from the date they received. Failing to do so, you may get the right to get your contractor to rectify the problem but charges go to the developer. Do get more details from developer on this matter.

But nevertheless, I came across many owners who actually choose to let their own contractor to rectify the defects (if minimal) and not by the developer. By doing so, they can choose to start on their renovation work anytime without any delay.

Following are the common defects which may occur in your units. So, spend some time looking for this defect can be either minor or major.

Minor defects:
1. Missing cement edge at balcony railing
2. Holes on/ Gaps between tiles
3. Water tap broken
4. Loose rubber lining for sliding glass door at balcony & glass window
5. Rusty water catchment in bathroom, kitchen and balcony
6. Uneven surface on ceiling and wall
7. Hairline crack on the wall and ceiling
8. Door knob spoilt
9. Kitchen door improper installation
10. Toilet bowl and sink crack
11. Railing at the balcony rust

Major defects:
1. Water outlet blockage in kitchen and bathroom
2. Poor workmanship on wall tiles at shower area
3. Loose window glass
4. Damaged window metal frame
5. Poor painting for whole unit

So far, most of the defects I noticed are mainly minor. But major defects do happenned. So, make sure you check everything and request to rectify or change if you are not satisfied with the workmanship.

Letter for Block C VP is out

Dear Block C owners,

Yes, the letter for VP is out. Now, you may start follow up with your respective bank on the final disbursement. For the lucky one without balance of the payment may get the key earlier. You may check with the developer for further information via this no 03 62011593.
Finally, after so much delayed on this. I hope you guys may start plan for your reno work and move in. Remember, it may takes up to a month to rectify your defects in your unit. So, plan wisely especially the time since you still need to depend on the developer to carry out the rectification work on the defects.

Hopefully, the AGM will follow suits.
