AGM

Big banner is up at the front of the guard house. Very likely, the meeting is on.



Another good news for all, particularly to Block A and Block B owners. I received tip-off from fellow owner and confirmed with management office, AGM is on the way. The details are as following:

Date: 18 April 2009
Time: 9.30am
Venue: Swimming pool area.

All owners are invited. But I'm not sure they will start to discuss on the issues in Changkat View Condominium. But it is good that we all well prepared, expecting management office to get back to us on certain issues. Maybe you all can refer to my previous post on the pending issues in Changkat View Condominium.

From now on, remember to make down this date. Make yourself available and see ya!

based on this page (http://changkatview.blogspot.com/2008/12/pending-issues.html) its very important to start to implement things like :-

1. Maintainance fees & sinking fund - to revise it lower once occupancy increases with more block, & provide breakdowns/itemised billing

2. To seperate residents' entrance with visitors and contractors, and install card reader at the left lane of entrance.

5. Better security - lift access card for individual floor, glass door at lift lobby with access card, more CCTVs, etc.

7. Lifts - Not user friendly, long waiting time. Suggest to reprogramme the lift system.

8. Error in floor numbering in the lifts - 4, 14 & 24.

9. Intercom to guardhouse not functioning properly for some units. (it has been dead since the day i moved in and until today the raine horne people are giving so much excuses)

10. Condo management to screen tenants before owners can rent out their units.

14. To improve Security Services - employ Gurkha guards (the price we pay for here is higher then desa parkcity where else they pay a lower maintenance fee but has Gurkha guards)

ALL THIS SHOULD WELL BE ADDRESS DURING THE AGM!!!!

Not sure whether they will just focus just on the election of the new committee members. On the pending issues, hopefully they include in the agenda.

I have received the AGM invitation and nomination form from our developer. However, no proxy form attached for owner representative to exercise vote for JMB office bearers. This is important in the event the house owner is unable to be present.
