How, What, When, Who and When on Checking Defects

I'm sure most of the owners for Block C are busy doing arrangement and preparing for the defect checking. With here, i would like to share some of my previous experience hopefully it does help you in your execution of the process.

Before you carry out the checking on defect, here are the tools you require and can’t go without it.
1. Marker Pen
2. Masking tape (at least 2 rolls)
3. Pen
4. Torch light
5. Camera
6. Broom/mop

As you know, many owners get their keys at the same time. You definitely need the time to check the defect and then pass it the complaint to the office asap. The site manager, then will put all the complaint on queue basis and rectify it accordingly.

So, very likely those delays the submission of the “Defect Form” will have to wait much longer for at least few more weeks before they can see their unit being rectified.

So, it is very important for you to do it fast if you are very eagerly to move in or plan to start on your renovation. Please corrent me if I'm wrong, they should rectify your problem listed in the defect form you submitted within 1 month from the date they received. Failing to do so, you may get the right to get your contractor to rectify the problem but charges go to the developer. Do get more details from developer on this matter.

But nevertheless, I came across many owners who actually choose to let their own contractor to rectify the defects (if minimal) and not by the developer. By doing so, they can choose to start on their renovation work anytime without any delay.

Following are the common defects which may occur in your units. So, spend some time looking for this defect can be either minor or major.

Minor defects:
1. Missing cement edge at balcony railing
2. Holes on/ Gaps between tiles
3. Water tap broken
4. Loose rubber lining for sliding glass door at balcony & glass window
5. Rusty water catchment in bathroom, kitchen and balcony
6. Uneven surface on ceiling and wall
7. Hairline crack on the wall and ceiling
8. Door knob spoilt
9. Kitchen door improper installation
10. Toilet bowl and sink crack
11. Railing at the balcony rust

Major defects:
1. Water outlet blockage in kitchen and bathroom
2. Poor workmanship on wall tiles at shower area
3. Loose window glass
4. Damaged window metal frame
5. Poor painting for whole unit

So far, most of the defects I noticed are mainly minor. But major defects do happenned. So, make sure you check everything and request to rectify or change if you are not satisfied with the workmanship.
