Locations of two more mass rapid transit lines identified

Some updates on the mass rapid transit lines. This news has confirmed the previous rumour saying the station located at the MATRADE and Mont Kiara. If the project goes as plan, need not to say, the potential of Dutamas area is enormous.

Under the Greater KL/ Klang Valley Land Public Transport Master Plan draft, the Government has generally identified the locations of the other two mass rapid transit (MRT2) lines. The Greater KL/Klang Valley Region is identified as the critical economic growth centre as it generates over 37% of the nation’s gross domestic product. The region comprises Kuala Lumpur, Putrajaya, Klang, Kajang, Subang Jaya, Selayang, Shah Alam, Ampang Jaya and Sepang.

According to MRT Co, line two, the circle line (MRT 2) and line three (MRT 3) should be completed by 2020.

In the master plan draft, MRT 2 would cater for orbital movements around Kuala Lumpur, provide linkages to major developments identified in the DBKL City Plan such as Matrade and reach existing areas that were currently poorly served. “Orbital movements in KL would be addressed by the provision of a circle line as MRT 2. “This would link existing areas such as the Mid Valley, Mont Kiara, Sentul Timur and Ampang, as well as proposed developments such as Matrade.

“The circle line would encourage modal transfers in corridors that are currently poorly served by public transport as well as providing relief to the radial lines for those direct orbital journeys which have to travel via the city centre,” it said.

It was proposed that the MRT 2 makes use of the Ampang Branch of the Ampang Line to allow a higher frequency service to be provided on the main Star line towards Sri Petaling. The master plan draft says the circle line would be developed in at least two phases.

The first would be the western and southern sections linking Ampang with Mid Valley, Matrade and Sentul. The second phase would line Ampang with Sentul Timur, completing the north eastern sector of the circle line.

An initial estimate suggests a length of 29km for phase one with 22 stations. The second phase would be 12km with eight stations.

Meanwhile, the master plan says MRT 3 or the north-south (NS) line would cater for north-west corridor of Greater Klang Valley which was forecast to be overloaded in the future. “In the northern corridor, even allowing for the upgrade of KTMB, future travel demands indicate that there will be a need to provide enhanced capacity.

“For this reason, a new NS line is proposed to link developing areas such as Sungai Buloh, Kepong and Selayang with the eastern half of the city centre (including Kampung Baru and Kuala Lumpur International Financial District).

Proposed new high rise condominium in Dutamas

I'm sure most of you heard about reputable developer owning plot of land around this area. Indeed, it is quite true since there're few proposal on the building of high rise and expensive condo which proposed to take place by end of this year.

1) Project A with total of 400++ units
2) Project B with total of 300++ units

Anyhow, all the request still subject for approval by DBKL since the project will increase the density to 350 and 375 persons per acre in this area. And we know that the existing road acess is definitely will not able to cater the increasing no of traffic flow in months to come.

I do hope that DBKL can really take in the consideration the issue raised by resident in Dutamas and come up with a win-win solution for both developer and resident. Hopefully our MP of Segambut will do his bit in giving more pressure to the relevant agency to facilitate the issue here.

But anyhow, it is not doubt the hidden gems of Dutamas will be uncovered soon. Stay tune for more updates!

My personal time

Just got back from my work up in the gym. My tight scheduled with tons of work really affect my daily routine. I can proudly say i had bad quality of life. I gained 3 kg for pass 2 months and i got no spare time for weight lifting. It is definitely a valuable time for me to hit the gym again for 1 hour and sweat it out.

Surprisingly, every time i go to the gym, the max no of user is only 4. In other words, say bout 70% of occupancy for both block A&B and exclude block C. Assuming we have around 276 owners staying and only 1.4% of owner uses the gym room. Tat's really a small no and under utilising the facilities provided. But i can see few familiar faces who are quite consistent in their routine.

And good news for u all, i met Mr Danny the cafe operator. It is scheduled for opening on 9.9.09. Not sure on the exact menu but Laksa mee is their house menu. We go through their price list and it is the medium range of price category which are affordable to all. I hope they can offer wide of food cater to multiracial group of resident here in CV. Next time, we can have own teh tarik session in here.

Another great day ahead

Is late at night. Just got back from my dinner at SS2. I'm using Maxis broadband now and the speed is nothing to shout about. According to speedtest.com shows the speed at 600mb/s. But the package i got by right should comes with the speed up to 3.6Mbps. Anyway, i got 6 more days to try out the service.

Few of you aware, we're meeting the developer and teams this evening at 6.30pm. There're few issues required immediate explanation and rectification. We already sent them the agenda of the meeting and we hope they do prepare for it.

Wait for me to get you updated on the result of the meeting. Till then, stay connected!

Busy weeks

Already been a week plus since i last posted here. My tight schedule of work really drives me crazy... 1 more event coming this weekend and now am preparing for it.

Nevertheless, my work for CV never stops. Myself and few others commitee members (Jerry and adrian) and Suthagar also joined in to meet the representative from this broadband service company last week. It is an initiative of us to get suitable company to offer the service since not everyone satisfy with their existing internet service. But we cant promise anything until we find out wat they could offer us. Speed, quality of service and affordable price are the few criterias we look into on deciding the service.




We already set a date for them to test the service in CV. I heard many of the broadband com comes out with attractive package. But unfortunately, not all com able to cover Dutamas area.

We still keep our option open untill we identify a good and viable service provider.

I received few complaint on few matters. The only way i can deal with it is to bring it up during the meeting. I'm glad few owners are very much associate themselves and care about what's happening in CV.

As you all know, we got all the negative reply from developer on the request we send to them. Our chairperson already wrote in to them to attend this Wednesday meeting again. I dont think they know we meant serious business. Let's see what's outcome of this meeting.

For your information, we cant do much in term purchasing untill we obtain our financial status. As this involved our money, proper study needs to be carried out before deciding to go ahead with the plan.

None of us are satisfied with the current progress especially after the treatment we received from developer. At least we still hang on to what we actually started with.

The purpose of this post is to give a overall view on the progress going on right now. It is not a report on the details of the plan we have for CV.

Meeting

Yesterday night, we managed to meet up with the operator of the nursery and cafe. It is kind of a last minutes decision to meet up. Reasons being to speed up the process of the establishment of the business particularly the cafe. And we're also looking at the details of the agreement signed between nursery and Plenitude.

Very likely, the reno work for the cafe will start anytime soon (somewhere in July) if nothing goes wrong. If the business concept is right, I'm sure the boss will laughing all the way to the bank. We're talking about few hundred potential customer based here. If only 20% of us dine in, it is more than enough to cover the overhead.

On tuesday morning, Adrian and i managed to meet up with the business manager from one of the broadband company. Indeed, it is not easy to implement and provide the broadband service. In order to cater to the need of resident here, major installation work needs to be carry out especially the system infrastructure required to be put in place. This actually convert to substantial high amount of capital investment. Due to that, we need to look for alternative ways of the solution. Besides that, monthly commitment fee is another issues that definitely affecting the take up rate for the service. We're expecting more company to submit their proposal soon.

We all are constantly monitored the performance of the security guards. No one actually satisfied with their improvement so far. We already start receiving the proposal from other security company. Personally, i think if they can't performance up to standard, it is time for them to go. If they failed to grab the opportunity given to them, too bad for them.

The due of 2 weeks is next week. Is the time the developer needs to get back to us on the proposal of upgrading works. I do not expect much from them but hope for the best. Let's us see what's the outcome of the meeting with them next week.

Note: All residents are required to get the resident card asap. Failing to do so, owners are not allowed to use the facilities within Changkat View Condo.

Car speeding

On few occasion, few drivers are speeding within Changkat View Condo compound. Luckily, no one was hurt so far.

It is totally unacceptable, as pedestrians walked from one place to another are exposed to the danger of being hit. The design of the road way are made in such a way where drivers need to slow down when driving toward the multistorey car park building. I was told, car sped especially near the entrance. So for pedestrians, watch out too.

To stop someone from speeding is not easy as traffic police are trying their best to solve this problem but to no avail. Recorded deaths are increasing every year.

Few suggestion were put up like putting the road hump or signage on driving slowly. But in the end, it was still the person's attitude willingness to change. Next time, when you saw someone driving fast, waive to them to slow down their car. If you are the fast driver, hope you get the message. Drive safely, drive slowly!

Lift service is back again

The lift for block B is up again. It was done yesterday morning. The button also being replaced yesterday evening. It is not easy to replace just one button and not sure why the button can go missing. As for now, we must ensure that the lift must be well taken care of.

At least not to allow the contractor to use 2 serviced lift which will damage and scratch on the lift. The security guards will keep their eyes on that. But owners play an very important roles too. Please inform your contractor not to use the serviced lift to carry their bulky tools and renovation materials. And this applies to all blocks.

Busy weeks

So many things need to follow up. And the worse, network connection down in the auditorium of my hospital. I suppposed to give presentation to nurses in the hospital this afternoon. If i can't access to the network in my department, i dont have information to show them.

Who's know this thing happened at this point of time. But i can't expect people to solve the problem now as i don't understand what causes the problem and how to rectify it. So, for solution, now rushing to do the slides. In the mean time, I'll let the technician to do their job.

If you log on to the forum, then you can see the long list of issues we have for now. I encourages owners to highlight all the issues no matter what are the cause/impact. There're many things required immediate attention. Problem like security service, we have warned them to perform up to the standard. If they can't live up to the mark, we have no choice to get a alternate company to provide service to Changkat View. And for water filter, we got few contact preparing the quotation. These problem are the main one and we're giving full attention to it.

I have been following up with Suthargar on the action taken by the management based on the issues we refered to him. I did not received the list yet on what he had done for the past weeks but i can expect things are getting better now. I'm sure there're plenty of matter need to be done. Time is what we need now. Even all the ministry got quarterly report of KPI for their performance. And it is exactly what we asking for.

I have mentioned before and i need to say this again. We'll try our best to get things done. We priortised the issues based on concept of "first thing first". And definitely, we need your continous support and kind patience. But at the end of the day, we need to understand that ourselves not able to satisfy all but good enough if majority agreed with us.

Murky and yellowish water

I'm sure you guys noticed the water in Block B is quite dirty for the past few days. This occured after the tank was being washed and cleansed.

Is common to have dirty water anywhere in Klang Valley but i can't imagined it was actually happened to our condo that only aged 2 years old. The water quality that channeled in to our condo is not acceptable at all.

I have checked with the management office, and we're expecting this situation will improved over few days. For the short term measure, I encouraged owners to install the water filter in your units. At least you can get better quality of water.

Previously we had thought of installing the centralised filter in all blocks. It is definitely one of effective solving method for this issue. But the cost of implementation and maintenance need to be take into consideration before it can be materialised.

So i guess at this moment, we have to bear with it.

Good day

Just came back from oversea. Not much updates for the past weeks. But my mail was bombarded with tons of spam mails requesting to register to the forum.

I wonder how they did it. What's the point of spamming a forum? Again, I'm calling for all the owners who had yet received the confirmation for the registration to the forum to drop me an email. Just in case, i regarded you as spammer.

A little bit of updates on the meeting last weeks. Many issues were brought up to the attention of developer, management and security company. They need some times to analyse certain request and put forward for execution. Kindly bear with us.

As for the minutes, I'll post up to you all soon once the detail is finalized.

Great feeling!

I wanted so much to share with you guys on 1 incident that occured yesterday night. But i was really packed with works since morning.

This is how it goes...
Yesterday, i got back my wife's precious CRT television. She had missed her favaurite shows for the past 2 months. It is not because of the fixing was delayed but because I only sent for repair last week. It is great without TV. My wife talks and see me more often.

I parked my car at the lift area, so that it is easier to transfer the TV. BUt i was stucked! I could'nt transfered the TV out of my car. Luckily there's this nice guard voluntered to help me. To recall, I used to carry this 29' inch TV when i moved to CV. But i think because it is late at night and without any glucose to provide my cell energy, i could not lift the weight. He helped me and together we put the TV in front of the lift. I thanked him for that but i failed to get his name. For me i just got lucky.

When i about to carry it into the lift, this is the time i realized i count'nt moved it at all. The guard left and i'm thinking s!@#s! nowhere i can get extra hand. Out of sudden, i hear a voice and this guy actually offered his help. Without any thinking, i said great, please. Gently, he helps me to carry the tv into the lift. He stayed in 1 floor lower than mine. At that time, i'm thinking about the strategy i'll use to move the TV. When the lift door open, i'll quickly carry the tv and use all my strength to make sure it's out of the lift within 5 seconds.

But the lift reached his floor, he actually offered his help to carry the tv into my unit. I'm kind of malu and thinking not so nice ma. Saw he's caring few packed of food thinking maybe he's rushing back for dinner. But i'm glad that i agreed to his help.

We managed to carry the tv back to my living hall. To summarise this long long story, i sincerely thanks raidersx7 for his willingness and offered his help at the time i needed the most. Thank you also for letting me to see that there's still hope for our small community to nourish the mutual respect, understanding and definitely the "Semangat Kejiranan" or spirit of neighbourhood.

No doubt, we can live harmony and happily regardles of race, religion and nationality in Changkat View Condo, the place we called home!

Very productive for past few days

Just settled down after all the hard work, tension, blur eyes doing the set up for the new forum. At last, it is running smoothly. I had been sitting most of my time in front of my PC figuring to use certain function and do little bit of set up. Very cool.

I even had tried to move all the database from the old forum at invisionfree.com to this new forum at phpbb. But i failed! I consult software company, but comes to no avail. For the new forum, i configurate, doing setting and changing the set up, which is definitely not my cup of tea. But then, i had learn a new skills, moderating a forum.

So, dear user, kindly registered again at the new forum and start a new posting. I hope with this new forum, i can better managed the forum and user can relate better to the user interface and fully ultilised the function provided. I do like the user interface compared to previous one. Hope you all will like it too.

Last but not the least, remember the tomorrow is the big day. Please attend the meeting. Send the message across to the developer and makes them understand we're concerned on our property. Filled the pool area with people and bring along your bathing suits. Who knows you might plan to go for short swim right after the meeting.

Another good news for all, particularly to Block A and Block B owners. I received tip-off from fellow owner and confirmed with management office, AGM is on the way. The details are as following:

Venue: Swimming pool area.

All owners are invited. But I'm not sure they will start to discuss on the issues in Changkat View Condominium. But it is good that we all well prepared, expecting management office to get back to us on certain issues. Maybe you all can refer to my previous post on the pending issues in Changkat View Condominium.

Hardware shop

U guys know that there're few hardware shop nearby. Just in case u need to purchase certain things for your unit. I know there're few shops in Menjalara. Is near the Dim Sum restaurant called Fook something.Roughly 2 or more can be located there.

There's another one along the Kampung road to Mont Kiara. This one is the biggest among all.

The nearest one i think is on the way out to Kepong behind Menara Duta. Quite old and is the corner shop on your left at the end of the road.

So far, the one i can indentify is this all. Any others u all wish to share? The owners definitely need to frequent the hard ware shop very often.

How, What, When, Who and When on Checking Defects

I'm sure most of the owners for Block C are busy doing arrangement and preparing for the defect checking. With here, i would like to share some of my previous experience hopefully it does help you in your execution of the process.

Before you carry out the checking on defect, here are the tools you require and can’t go without it.
1. Marker Pen
2. Masking tape (at least 2 rolls)
3. Pen
4. Torch light
5. Camera
6. Broom/mop

As you know, many owners get their keys at the same time. You definitely need the time to check the defect and then pass it the complaint to the office asap. The site manager, then will put all the complaint on queue basis and rectify it accordingly.

So, very likely those delays the submission of the “Defect Form” will have to wait much longer for at least few more weeks before they can see their unit being rectified.

So, it is very important for you to do it fast if you are very eagerly to move in or plan to start on your renovation. Please corrent me if I'm wrong, they should rectify your problem listed in the defect form you submitted within 1 month from the date they received. Failing to do so, you may get the right to get your contractor to rectify the problem but charges go to the developer. Do get more details from developer on this matter.

But nevertheless, I came across many owners who actually choose to let their own contractor to rectify the defects (if minimal) and not by the developer. By doing so, they can choose to start on their renovation work anytime without any delay.

Following are the common defects which may occur in your units. So, spend some time looking for this defect can be either minor or major.

Minor defects:
1. Missing cement edge at balcony railing
2. Holes on/ Gaps between tiles
3. Water tap broken
4. Loose rubber lining for sliding glass door at balcony & glass window
5. Rusty water catchment in bathroom, kitchen and balcony
6. Uneven surface on ceiling and wall
7. Hairline crack on the wall and ceiling
8. Door knob spoilt
9. Kitchen door improper installation
10. Toilet bowl and sink crack
11. Railing at the balcony rust

Major defects:
1. Water outlet blockage in kitchen and bathroom
2. Poor workmanship on wall tiles at shower area
3. Loose window glass
4. Damaged window metal frame
5. Poor painting for whole unit

So far, most of the defects I noticed are mainly minor. But major defects do happenned. So, make sure you check everything and request to rectify or change if you are not satisfied with the workmanship.
