Pls be informed that all visitor should follow the instruction given by the security guard on the car park lot. All visitor should only park at level 4. Any visitor found mispark in other lot, car will be clamped. We had received numerous complaint by owner and resident whereby visitor was found parked at their lot. This has induced much inconvenience to all party.
Please inform the security guard if you've additional lot allocated for your visitor. Be considerate.

Good news from JMB,
We have finally manage to meet the tenants CV request for change to better security guards.
As such, we have made that change and effective 21st October 2009, DU Security will no longer be serving Changkat View Condominium. They will be replaced by Sebiro Securities who will take office full team by 1st November 2009.
In the interim, Sebiro has provided us 5 guards for day and night shift including a supervisor untill 1st November where we will have 8 day guards and 7 night guards.

Decision made
I know everyone are expecting this to happen. After months of planning, searching, discussing and negotiating, we have come to a conclusion. Existing security com is out. Officially, they will serve 1 month termination notice starting this month. By November, new security company will take over and start operation in CV. Actually, we plan not to reveal the decision until the new company coming in. This is to avoid any unwanted incident occur during this critical and sensitive moment of time. But we have to proceed with plan B.
Reason for delaying
Having said that, I think I need to take this opportunity to explain few things that causes the delayed. Few owners misunderstand by saying no action taken. In fact, it is not an easy task to do. So many things need to take in consideration especially matter that involved more money and planning for the transition period.
Comply with term and condition
One of the reason is that, we need to comply with the term stating in the contract. We must give 1 month notice. But issuing a termination notice in September is definitely big no-no. So many residents not around whereby no one to monitor them and guards knew that we're terminating them. The condition does not favour our side and very prone to deterioration and becoming worse. We do not want to take the risk.
3 stern warning
We had given them at least 3 chances to improve their service. Obviously, the advise goes to the deaf ear. The 3 notices that given to them required to fulfill the requirement in order to terminate them with valid reason. We handled it professionally though they provided us with worst class of services.
Locating source of income
As we proceed to reduce the maintenance fee, JMB felt the pressure immediately and constantly looking at other possible ways to upgrade existing service and facilities in CV without paying hefty sum of moolah. But on the other hand, we can't compromise on the quality and maintaining quality standard of living. Therefore careful planning is important and making decision without thinking of the consequences is not the ideal way.
Debtors and transfer money
We proceed to settle the debtors list and speed up the transferring of money from developer to JMB account. To do that, another series of lengthy discussion continued and needless to say to do that is another main issue. Delayed in transferring of money is a norm and Plenitude does not make an exceptional case. Till now, we're still pushing them for the transfer and hope that by November everything is settles. We need to make sure we have sufficient money to engage better security company. We paying premium and hope in return we're getting above average services.
Selection of new security company
FYI, we received few quotation frm various companies. Few of it is the recommendation from residents. Getting a reliable company with affordable price is our ultimate aim. If everything goes well this week, I can proudly say, we'll have a group of well-trained Nepalese guards deploy in CV. This is the main requirement we put forward to all company. Based on our experience, we don't trust the locals. But anyhow, we're not saying this company are the best. But hopefully with the 3 month probation period, they'll prove to us they worth the money we spent.
We're taking on step ahead by giving more thought on the other plan in our mind. I know JMB members can't wait to realise each of every single upgrading work. Budget is our main hindrance at this point of time. With the handover of Block D (which will happen anytime soon), we can expect more surprise in the future.
Note: We're actually requested the existing security company not to reveal the decision on termination to their guard. But very likely, the guards were aware of the decision. So, I'm calling all the resident to be more vigilance during the transition period. We're negotiating with the new company hopefully they'll be able to come in early to take over the service before end of the month. So, watch out for more updates.

If you guys noticed, the name list of the guard in Changkat View Condo already posted at the notice board at all block. From now on, you may get to know them better with their photo on it which you can easily recognise them.
Noted down their name if you think they'd provide a wonderful service to you. Give credit and encouragement to them. But if you think they lacked in their service, send their name to the management office.
