Resident card is a must

U guys need not worry on the house rule and it is not as what you think. FYI, management does not follow the rules exactly as stipulated in the house rule. They do understand the implementation may causes hindrance to owners. But i don't understand why they come up with it in the first place. This is further explained whereby no owners/occupant are prohibited to utilise the facilities due to the said house rule. We would already have commented on that if the rules are implemented as it.

At the moment, management allows more than 2 guests to use the facilities. And the restriction on which day to use the facilities is also quite lenient. I have checked and confirmed with management.

But 1 thing for sure, all occupants must apply for the resident card in order to use the facilities. I do think all owners should heed the call to apply for the card. This will prevent non resident using the facilities within the premises.

Anyhow there's one thing for you to think about. Try to imagine, if 1 occupant bringing lots of guest at one time to use the facilities such as badminton court, swimming pool, tennis court and gym. I don't think fellow owners would have any chance to use the facilities. So, definitely it is not fair to others owners as we're entitled and given priority to the utilisation of the facilities. Agreed?

But, don't worry, this is just a wild guess and i don't think it will occur anytime soon at least until Block D handover. We will ensure the existing rules and regulation fit the current practice and ensure owners benefit from it most.

Resident card

I'm sure you guys notice the circular on the notice board. This is just to remind you on the implementation. It is stated clearly in the Houes rules which have been provided to all purchasers upon VP.

The rules have been enforced from the date of VP. Following are the details of the rules spell it out in the house rules.

13.0 Common and Recreational facilities

13.1 occupants are required to book for the use of the Recreational facilities at the management office and only Occupant and thier Guests limited to 2 persons shall be entitled to use the Recreational facilities and such facilities shall be used in accordance with these Rules and Regulations which govern each Recreational facility as contained in the Annexure to this Schedule.

13.2 The use of the Recreational facilities by the Guest shall be restricted to weeksdays only (excluding public holidays)and Occupants must accompany their Guests when using the Recreational facilities.

13.3 Occupants are required to surrender thier Resident Cards and to register in before claiming the use of the Recreational facilities. The number of Guests, if any should also be indicated. Occupants shall only claim their cards upon the departure of their Guests.

Note: Recreational facilites means the Multi-Purpose Hall with a badminton court, children playground, gymnasium, barbeque pit, tennis court, swimming pool and cafetaria.

Time: 9am to 5pm only
Day: Monday to Saturday only, exclude Sunday and Public holiday
Deposit: RM 1000

Moving
Time: 9am to 5pm only
Day: Monday to Saturday only, exclude Sunday and Public holiday
Deposit: RM250

Kindly proceed to management office for registration. The officer will explain in details of all the procedures and other required information you required. Please do not hessitate to call management office at 0362516364 for further clarification.

Resident card

Another circular was out, stating from 1st of April, resident without the card are not allow to use all the facilities within Changkat View Condo premises. This include badminton court, tennis court, Gym, swimming court and others.

Kindly apply the resident card from the management office asap to avoid any untoward incidents. Remember to bring along 2 passport sized photo. 1 unit can apply up to 5 resident card.

Another new ruling

Just saw this notice released by the management where it's stated that all the visitor's cars are only allow to enter our condo from 8am to 12am. And the car park is at the level 4.
I think this ruling is totally unacceptable. Where the visitor can park their car if they plan to stay overnight? Dont think they get the consent from the owners.

And about the SMATV, both Block A and B suffered the same fate. For those who didnt subscribe to Astro will end up just like me, no more TV. Sleep early!
