A concerned owners wrote to me to complaint. He saw the smoker smoking at the pool side next to a kid playing in the pool. This is totally crazy and unacceptable!
Smoker! Let me tell you about the facts:
Tobacco, whether smoked, chewed or sniffed contain over 4000 chemicals of which 43 are known carcinogen;
50% of smokers will die of diseases related of smoking and with comparison only 25% of all death due to heart disease. Smoking kills you first before others;
At least 40 diseases indentifed due to smoking and all organ are affected;
Smoking can cause permanent tissues damage;
You as smoker the mortality risk are:
Respiratory Airway Diseases 10-20x
Lung cancer 5-30x
Throat cancer 5-30x
Oral cancer 3-15x
Esophagus Cancer 4-5x
Pancreas cancer 2x

Smoking causes around 100K hospital admission to government hospital annually in Malaysia, mainly due to Heart disease, Respiratory problem and GIT problem;

Passive smoker have 30% higher risk of developing cancer and 25% higher risk to get cardiovascular disease compared to non smoker;

Resident card
Another circular was out, stating from 1st of April, resident without the card are not allow to use all the facilities within Changkat View Condo premises. This include badminton court, tennis court, Gym, swimming court and others.
Kindly apply the resident card from the management office asap to avoid any untoward incidents. Remember to bring along 2 passport sized photo. 1 unit can apply up to 5 resident card.

Vacant Possession for Block C (updated)
Finally the vp for Block C Changkat View Condo will release soon. Actually i thought they can do it fast, but...
As for the details, the developer will send out the letter to the bank to advise for final disbursement (hope they do it asap). But tip off indicate they will delayed to next week. For those who have clear off their payment, most likely will get their key by next week. If they send out this week, then we can expect much more earlier. So, everythin is wholly dependin on developer. Just pray that everything goes smoothly. No more delay in the process.
I'm excited just like you all here as the long wait is gone. So, get ready to kick start your reno and move-in plan. For those who believe in choosing good date, make sure you get the right person to select the "Wong" date to initiate the ground breaking and move in to your home sweet home.
In few days time, I'll give out more information relevant to you all. You may refer to previous post for more information on the topics.
Last but not the least, say the prayers that you will get a defect free unit. Till to get the VP, stay connected for more updates!

Car Park Woes
How many of you have more than 1 car? Are you needing more than 1 car park lot for you and your family car! This is problem we commonly face when we stay in condo.
At the moment, management does not rent out any car park lot. And, we have not heard any plan from them to convert certain car park lot for rental usage.
As a result, you may choose to park your car outside near the main road. But look at the existing car along the road, you will noticed owners from next door are doing the same things.
When all the block of changkat view condo handed over, or at least wait untill end of this year, more car park space will be needed. For those who got the second car park, may not seemed to be worried on this. And at least, you can choose to rent out your lot to those needed. I'm foreseen, the rent for car park lot may increased in the future, as the demand for it is definitely more. Currently, the rent start at RM120 to RM150 per month.
Maybe you can consider to purchase extra car park. But this purchase does not come with cheap price. I forked out RM15K for 1 extra car park. There's a whole lot of money!

SMATV for Block B
The system was down for quite some time. Even my wife complaints that she missed so many her favaurite drama episode. But good also, we spend more time looking at each other instead of TV.
Just got the news, you all remember last week got technician came to service. Actually, they came to diagnose the problem and apparently the faulty part is still under warranty. Now they're waiting for the adjuster from the insurance company to identify the price for service.
So, in another words, we still have to wait. Once the adujuster done his part, it'll takes roughly 2 days to restore the system.
I'll announce to you all when they start to rectify the system.

VP for Block C! Not yet. No official news yet.
But dear Block C owners, I'm sure this moment will not be long.
For the 24 hours hot line, guards said still in use. Let me check back with the management office. Will get back to you all.

Another new ruling
Just saw this notice released by the management where it's stated that all the visitor's cars are only allow to enter our condo from 8am to 12am. And the car park is at the level 4.
I think this ruling is totally unacceptable. Where the visitor can park their car if they plan to stay overnight? Dont think they get the consent from the owners.
And about the SMATV, both Block A and B suffered the same fate. For those who didnt subscribe to Astro will end up just like me, no more TV. Sleep early!

Ban Contractor
Management office just released a list of ban contractor and will be barred from entering Changkat View Condo. This reminder comes at the right time as Block C owners are planning for their renovation. Maybe the VP maybe just around the corner. Following are the list of the contractor:

Despite the banning, all of you are free to choose your own contractor to do the renovation. There's only one reno company still allowed to station at the premise and you all will definitely see them and will be shown their previous work. They are the big winner here. You know what i mean...
My advise, take your time to scout around and find the contractor you are most comfortable with. Most importantly, the pricing and materials they use should be better if not good compared to last year. Get more discount and freebies from them, as you are rightfully entitled to. By looking at the current slowdown market, MONEY is POWER and no doubt you are the boss.

Issues: Lift vandalism
A concerned owner voiced out the issues of block B lift for being not well taken of and vandalize by unknown ppl. As you can see, by right only lift 1 can be used by the contractor. But sometimes, other lift was used to carry stuff which resulted in the lift being scratched and dented. To make thing worse, a lot of dirty words was all over the lift.
We do hope that the management most importantly the security guard can carry their role in more strict manner ensuring all the contractor or the owners following the rules and regulation set and our facilities always in good condition.
On the issue regards the noise pollution in the wees hours by the owner in Block B is definitely highly not tolerated and must be condemned entirely. This situation happened before (check my previous post) and please bring up the complaint directly to the security guard if this problem ever happened again.
So, if you know who's this annoyed owner, kindly remind them to read again and again on the rules and regulation especially on the do's and dont's. Maybe many of them do not know the consequences of their action.
Let's us be sure our place a good place to live in.

More about this blog
Maybe some of you notice that i had put up my personal photo here in this blog. I have received quite a numbered of fellow CVians asking who am i. Maybe it is more appropriate for me to inform more about this blog. So, here it goes:
One of the reason i come with this blog is to reach out more owners and share the most update informations. We know that it is difficult for us to get hold all the owners. Maybe with this blog, it can acts as a platform for us to exchange ideas and allow interaction for the better understanding among the owners. Thus a better place for us to live in. We know the people power works!

Cooking Gas
Just check my mail and a fellow owner asking for the contact of cooking gas. Unfortunately, i dont have one as i'm using the induction cooker.
As i know, normally, we can easily get it from grocery shop. But at Dutamas area, do we have one? I know nearby area such as Tmn SPPK got this row of shops, maybe i can check this out when i'm back.
This morning when leaving to airport saw a notice from management stated all owners should get themselves register and get the resident card in order to use the facilities available in Changkat View Condo. I have tried to call the management office for verification while i'm in KLIA but nobody answered the phone.
At the moment, i'm in Manila, Philipines to attend a scientific conference. So, getting the updates from the management office may not be possible for me as Maxis is charging extremely high roaming charges.
Maybe you all need prepare for this as i know this ruling already implemented for quite sometimes ago.
I do hope that my fellow neighbour can try to get the updates with regards to the above and share with others over here.

Vacant Possession for Block C
Not yet. But if VP really by this month, then at least you know what to do. This post is to provide some informations for the owners especially Block C to prepare them on getting the keys, hopefully soon.
When the unit is ready, the key can be collected from the Plenitude main office.
First of all, you need to check on any outstanding balance. Make sure you clear off any outstanding balances and the bank releases the final disbursement. If everything is settled, then you will receive a welcome pack which consist the house rules and regulation. You need to see the site manager to get your key and this is strictly done by appointment basis only.
Upon receiving your key, you need to go through all the item listed in the S&P provided to you. You need to verify the actual finishes and fitting provided against S&P specification. Normally this will take around 30 minutes if everything goes smoothly. The finishes and fitting generally are as follows:
Sanitary Installation:
Single bowl kitchen sink : 1 no.
Pedestal W.C. : 2 nos.
Wash basin : 2 nos.
Toilet roll holder : 2 nos.
Soap holder : 2 nos.
Shower rose : 2 nos.
Electrical Installation:
Light points : 13 nos.
Ceiling fan points : 2 nos.
Power points : 11 nos.
Air condition point : 2 nos.
Water heater point : 1 no.
Telephone point : 2 nos.
MATV point : 2 nos.
Audio intercom : 1 no.
Door bell point : 1 no.
You need to acknowledge the verification and then a “Defect Form” will be passed to you. You will probably spend more time on this. For this, you can either employ a professional help at minimal fee or you yourself can do it.

Joint Management Body
When the Building and Common Property Act 2007 comes into effect on 12th April 2007, it is stated clearly that the purpose of this Act is to form a Joint management Body (JMB) for providing a proper maintenance and management of building and common property of strata building after the delivery of vacant possession and before the formation of MC. Following are the information:
What is JMB?
JMB is a corporate body, having a common seal comprising of the developer and/or their representative (M/s Raine, Horne & Zaki Property Management Sdn. Bhd.) and together with the purchasers to undertaken the Joint Management of the building and common property.
What are the duties of JMB?
The duties of JMB are as below:
a) Maintain the common property and keep it in good serviceable repair;
b) Determine an impose charges for maintenance of common property;
c) Insure the building;
d) Comply with notices and orders by local authorities;
e) Prepare and maintain a register of all purchasers;
f) Ensure that the Building Maintenance fund is audited and provide financial statement to purchasers;
g) Enforce House Rules;
h) Consists of 5 to 12 elected purchasers and developer;
What are the duties of developer?
Duty of Developer is to convene the first meeting of Joint Management body within 12 months from the date of VP;
Agenda for the 1st Meeting of JMB
a) Election of Office Bearers of the Committee (under JMB)
b) Confirm taking over of insurance effected by developer
c) Determine amount of maintenance fund
d) Determine rate of interest for late payment charges
e) Any other matters on maintenance and management of the building and common property
Since the meeting was already delayed for quite some time. And it was supposed to schedule in this month after the hand over of Block C. Myself do hope that this meeting can be materialized soon as we can see that more issues are either pending or no efforts are taken. Those fellow owners with experience in the resident committee are encouraged to be part of the committee or al least voice out your opinions and suggestion on proper ways of maintenance and management of our property.
