New development around Dutamas

Besides the on going project of Matrade by NAZA and Solaris Dutamas, I heard rumours Sunway is in the process acquiring a land somewhere near the Kompleks Kerajaan. Anyone can verify this? I got this information from here. If it's true, we would expect billion of investment pouring in around Dutamas in the next 5 years.


And i think there's another development going to take off soon. It is situated between ICON Mont Kiara and Kensington Park, see here. Tips? Previous rumor was saying an interchange will be built. Was it still in the process of some other residential/commercial project in the pipeline?

Property price hike

I got this information from the website stated as above. Lately I'd received many sms stating a ready buyer interested in my units. To be surprised, the price offered is in the range of RM430k and above. A quick check in the iproperty also found out that most of the units for sale starts from the price of RM400K or 363psf. Just wondering anyone of you obtain a real transacted price. Any valuer from bank can verify this.

Those earlier investor who bought in from block A must laughing all the way to the bank as the margin had come close to 50% of the developer price (RM160 psf). But i don't think so there's that much of supply in the market right now to meet the demand.

Let's Get to Know our Neighbours ( Post event)

I was there after 1pm. Buffet style food was served and a slide show on the recent upgrading works are presented. Not many residents were seen around that time. A rough guess, probably around 30 pax. I was told later that time, more residents joined.

I'm glad to meet up with few owners and friends. Fellow JMB were seen updating residents on the recent developement as well as their future plan. It is definitely a great event for owners to mingle around and get the latest news. I guess the next event will be the AGM which scheduled in the next 2 months. Hope more owners can join us!

Repair and Upgrading Works from July 2010 to March 2011

These are the few updates I wish to updates you guys especially on the upgrading works that were carried out since July 2010 to March 2011.
1) August 2010
CCTV at Main Entrance/Exit
Installation of additional cameras to enhance security level.

2) September 2010
Lifts button
Installation of Perspex cover for lift button panel.

3) October 2010
Main entrance walkway
Installation of flexible barricade pole to separate the resident and visitor's lane

4) October 2010
Car park lot for rent
Additional 77 bays of car park lot open for owner/resident to rent.

5) December 2010
Pedestrian walkway gate
Installation of the steel gate to restrict/screen entry of visitor/residents.

6) February 2011
Games room
Installation of glass partition at club house as an additional games room.

7) February 2011
Low voltage room/Main switch room (electrical)
Calibration of the switch boards at block A, B, C and D.

8) March 2011
Swimming pool
Repair works on the dislocated swimming pool tiles.

9) April 2011
Visitor car park lot
Extra visitors car park lot at level LG and LGA-In progress.

Additional Car Park Bay for Visitors

Finally, the proposed plan to allocate more car park bay for visitors is gonna to take place very soon. With recent announcement by the JMB, there will be an extra 38 visitors parking bay located at LG and LGA of the car park podium.

Starting 1st April 2011,  there will be total of 80 bays special allocated for visitors at level LG, LGA, 4 and 4A. There're also few bays located near the guard house/ block A.

I'm sure there's definitely a good news especially for those who has frequent visitors as well as those prefer short walking distance to the residential blocks.

New game room

An updates for you all especially owners who like games.
JMB has provides a new games room at the club house with a ping pong table. Remember to make a booking at the management office during office hours. Otherwise the usage will be on first come first serve basis.


Another point to note:
Special Collection Day
Management office has extended their operation hours on every last wednesday of the month from 9am to 8pm. The extension is to facilitate payment and also any other arising matters.

Cigarette butt

Looking back 2 years ago, I blogged about irresponsible resident puffing away at the pool side.

Revisit this issue again, I thought the problem had reduced at least not to my unit anymore. I did complaint extensively that the smoker happily throw the cigarette butt away and felled into my balcony. I assumed the fellow had move away. Thanks god!

But unfortunately, this problem had failed to stop and an owner who actually raised up to me via email. I can fully understand how it felt especially those smoker simply throw the "rubbish" butt out of the balcony and landed on top your balcony damaging your clothes and floor. We should not condone the act of unhygienic, irresponsible, selfishness and unethical and they got no right to jeopardize and endanger the life of another human being.


p/s: Smoker, if you careless about your life and your environment be it, but not to other.
Stop now before it stops you!
