Changkat View Condo- Issues

Rubbish not in the proper place

Hanging clothes at the balcony's railing

Improper signage

Late night working

It was around 12 am, there's knocking sound coming from upper level of Block B ( level 19th) which can be heard very clearly.

Apparently, the occupant was doing the work for the past minutes. I confronted the owner cause failed to get the security guard. The work stop for a while but was resumed after few minutes. I managed to get the guard later on. It was at 1 am. The knocking sound completely off.

It seems that there's piping problem. But can't they do it the next morning. Please think about others!

Thrown object from balcony

There're few complaint on it and seriously urged the occupant of Changkat View Condo to be more considerate. I'm one of the victim too.
Dont ever think by throwing things out of the balcony a way to clear off waste. Tissues, cigarette butt, plastic and list can goes on and on...

Water disconnection

The management decided to carry another exercise whereby owners who have the outstanding charges will have their water disconnected. Are those owners staying here? Please pay up, at least for the maintenance fee.

Murky water for Block B

It had been a week the piped water still yellowish in color. There's work done in the water tank previously but wonder why it takes so long to clear off the dirt.

Ten Tips to More Successful Decorating

Hang pictures at eye level. People frequently make the mistake of hanging photos too high. Hanging them at eye level for the average person's height will enable them to be enjoyed and also make them work better with the furnishings, such as sofas and chairs.

Use accessories in odd-numbered groups. It's just a matter of balance. Odd numbers - such as three or five - work better than even-numbered groupings of four or five.

Use wallcovering borders. Borders define your lifestyle. They not only are decorative, but frequently they can be a reflection of your interest. There are novelty borders that depict gardening scenes, sports activities - such as golfing or fishing - or well-loved children's characters, such as Winnie the Pooh or Peter Rabbit. Use borders creatively around doors or windows, at ceiling or chair-rail heights to give personality to your room.

Decorate for your lifestyle. If you move frequently, you may want to choose neutral furnishings that can go with any decor. Or buy area rugs and extra fabrics that you can take to your new home. If you have young children and pets, choose easy-to-clean carpets and colors that camouflage dirt and scuff marks.

Use paint to minimize home's defects and accentuate positive features. For instance, use light colors to make a room look bigger. Or dark colors to make a room look more cozy and intimate. You can accent a room's feature - such as a pipe or post - by painting it a different color from the rest of the room or de-emphasize it by painting it the same color.

Use wallcovering suited to your home. Choose lightly-colored textures and small prints for a smaller room; opt for larger prints and darker backgrounds for a larger room. Use stripes to give a room the illusion of height. Use wall coverings to tie rooms together. For instance, a living room and adjoining dining room can be done in the same or similar patterns to give a sense of cohesiveness.

Look for coordinating products. Many of today's wall covering sample books feature a whole gamut of coordinating home fashion products, such as borders, fabrics, comforters, pillow shams, place mats, table rounds, and shower curtains. By selecting a specific collection that features these products, you can put together a whole cohesive decorating package for a relatively low cost.

Have a focal point. Your focal point can be virtually anything - a fireplace, a painting, an entertainment center. By having a focal point, you can decorate to accentuate the focal point and give your room a sense of cohesion.

Collect photos of rooms you love. If you're not sure how to define your decorating style, start collecting photos from decorating magazines. Look at the photos to determine what is the same about them - same colors, same styles, same types of furnishings. Once you've determined that, you can pretty well draw some conclusions about what styles are right for you.

Work from a total plan. When decorating your home, don't just go piecemeal from room to room. Work up a plan for the entire home, including budget and timetable. As you go along, you can be on the lookout for products that work within your plan.

10 (More) Reasons You're Not Rich

by Jeffrey Strain,
Wednesday, October 1, 2008

Many people assume they aren't rich because they don't earn enough money. If I only earned a little more, I could save and invest better, they say.

The problem with that theory is they were probably making exactly the same argument before their last several raises. Becoming a millionaire has less to do with how much you make, it's how you treat money in your daily life.

The list of reasons you may not be rich doesn't end at 10. Caring what your neighbors think, not being patient, having bad habits, not having goals, not being prepared, trying to make a quick buck, relying on others to handle your money, investing in things you don't understand, being financially afraid and ignoring your finances.

Here are 10 more possible reasons you aren't rich:
You care what your car looks like: A car is a means of transportation to get from one place to another, but many people don't view it that way. Instead, they consider it a reflection of themselves and spend money every two years or so to impress others instead of driving the car for its entire useful life and investing the money saved.

You feel entitlement: If you believe you deserve to live a certain lifestyle, have certain things and spend a certain amount before you have earned to live that way, you will have to borrow money. That large chunk of debt will keep you from building wealth.

You lack diversification: There is a reason one of the oldest pieces of financial advice is to not keep all your eggs in a single basket. Having a diversified investment portfolio makes it much less likely that wealth will suddenly disappear.

You started too late: The magic of compound interest works best over long periods of time. If you find you're always saying there will be time to save and invest in a couple more years, you'll wake up one day to find retirement is just around the corner and there is still nothing in your retirement account.

You don't do what you enjoy: While your job doesn't necessarily need to be your dream job, you need to enjoy it. If you choose a job you don't like just for the money, you'll likely spend all that extra cash trying to relieve the stress of doing work you hate.

You don't like to learn: You may have assumed that once you graduated from college, there was no need to study or learn. That attitude might be enough to get you your first job or keep you employed, but it will never make you rich. A willingness to learn to improve your career and finances are essential if you want to eventually become wealthy.

You buy things you don't use: Take a look around your house, in the closets, basement, attic and garage and see if there are a lot of things you haven't used in the past year. If there are, chances are that all those things you purchased were wasted money that could have been used to increase your net worth.

You don't understand value: You buy things for any number of reasons besides the value that the purchase brings to you. This is not limited to those who feel the need to buy the most expensive items, but can also apply to those who always purchase the cheapest goods. Rarely are either the best value, and it's only when you learn to purchase good value that you have money left over to invest for your future.

Your house is too big: When you buy a house that is bigger than you can afford or need, you end up spending extra money on longer debt payments, increased taxes, higher upkeep and more things to fill it. Some people will try to argue that the increased value of the house makes it a good investment, but the truth is that unless you are willing to downgrade your living standards, which most people are not, it will never be a liquid asset or money that you can ever use and enjoy.

You fail to take advantage of opportunities: There has probably been more than one occasion where you heard about someone who has made it big and thought to yourself, "I could have thought of that." There are plenty of opportunities if you have the will and determination to keep your eyes open.

Block C handover

Called up Plenitude management office and check on the status of Block C. According to them, they have not received any approval from TNB, Bomba, lift and the list goes on.

So, for Block C owners, please be prepared to move in only after Chinese New Year.

Pending issues

Following are the issues raised up by owners of Changkat View Condo. Most of it still pending.

1. Maintainance fees & sinking fund - to revise it lower once occupancy increases with more block, & provide breakdowns/itemised billing
2. To seperate residents' entrance with visitors and contractors, and install card reader at the left lane of entrance.
3. Standardize of colour for metal grill - to review choice of colour & rationale
4. TM fixed line - Management to take the initiative to engage TM
5. Better security - lift access card for individual floor, glass door at lift lobby with access card, more CCTVs, etc.
6. Centralised water filter at point-of-entry for all the whole CV project, or filter system at point-of-entry for each individual block.
7. Lifts - Not user friendly, long waiting time. Suggest to reprogramme the lift system.
8. Error in floor numbering in the lifts - 4, 14 & 24.
9. Intercom to guardhouse not functioning properly for some units.
10. Condo management to screen tenants before owners can rent out their units.
11. Bad smell from toilet water traps when water rushes through.
12. Review the reasonableness of charging rental for usage of facitilies, eg Multi Purpose Hall.
13. Wider awning coverage from guard house to all locations within CV.
14. To improve Security Services - employ Gurkha guards
15. Seeking assistance of security and management to ensure that cars driving out of CV do not follow main entrance route (towards water fountain) to exit - All cars should follow the arrows clearly indicating proper exit route, i.e. pass the main clubhouse... common sense la people...

Intercom

For those who have not make it to get service for the fault intercom on 13.12.2008 may have to wait for the next appointment.
